Realtors, Title Companies, and Prospective Home Buyers

Quarterly fee assessment is $294 due on Jan 1st, April 1st, July 1st, and Oct 1st. Initial fees are pro-rated from closing date to the end of the current quarter. We provide landscaping and maintenance of common areas and amenities; covenant enforcement and architectural design review; trash service; community-wide events; and resident communication. The fee amount has been the same for several years.

Which homes are in the District?

All homes in the Rockinghorse subdivision in Douglas County Assessor records are part of the Inspiration Metropolitan District. Some homes also belong to the age-restricted portion, Hilltop 55+ at Inspiration, with additional dues of $225 per calendar quarter. Hilltop 55+ residents have access to the private Hilltop Club, which is governed by the Hilltop Club Association. Meeting Minutes and Governing Documents

Meeting minutes are on our Board Meetings page. Minutes are posted 5-8 weeks after a meeting, after approval at the following meeting. Governance documents can be found on our Governance Documents page. Finance documents including budget, financial statement and reserve study are posted to our Financials page. Financial statements for the prior year are available after audit, typically by mid-year of the following fiscal year. The most recent financial year end statement is from 2021.

Snow Removal

Homeowners are responsible for their own snow removal on their property and adjacent sidewalks. The City of Aurora provides snow plowing of streets on a priority basis.

Status Letter

To obtain an final account status letter, please fill out the Status Letter Request form according to the instructions within the document and email it to our billing provider, CLA, at [email protected].

Transfer Fee

A transfer fee in the amount of $500 is charged for every new home sale and every resale. This fee covers the Status Letter.

Utilities

Homeowners are responsible for their own utilities, with the exception of residential trash collection included in District fees. Xcel Energy provides gas and electric service. Comcast and CenturyLink are the main Internet providers. Aurora Water is set up at closing.
